Dear Ms. Brown-Sow:
Please accept this letter on behalf of the Mayfair Civic Association (“MCA”) which represents the neighbors of the Mayfair Community. In reviewing the received documentation, the Applicant/Owner proposes:
“Take-Out Restaurant with Seating on the First (1st) Floor in the Same Building with an Existing Two (2) Family Dwelling above each.”

This Proposed Location falls less than One (1) Block from Frankford Avenue which has an Overlay - § 14-1619, Tacony/Mayfair Special District Controls (known customarily as “the Overlay”) which states:
(3) Prohibited Uses. For all commercially zoned properties with frontage on Frankford Avenue between Harbison Avenue and Solly Avenue, as well as all commercially zoned properties with frontage on Cottman Avenue between Leon Street and Erdrick Street, and notwithstanding any other Chapter of this Title, the following uses shall be prohibited:
(a) Barber and/or beauty shops;
(b) Bars, pubs and taverns;
(c) Consignment shops;
(d) Employment agencies;
(e) Restaurants;
(f) Retail Sales of beauty products and/or wigs;

We have No Opposition to this Use Variance Application, with the Following Provisos:
1. The Applicant joins the Mayfair Business Association, within three (3) months of opening.
2. Prepare and Maintain a Litter and Trash Removal Plan.
3. We review the Use Application in One Year (1 yr.) to ensure Applicant/Owner is honoring the Provisos.
